The article reveals some institutional constrains and risks of development of mortgage lending in the Russian market. Among these restrictions one can outline: non-transparency of construction market and transactions with real estate, vulnerability of buyers (shareholders and coinvestors of housing construction), unwillingness of a state to react to a changing situation in the sphere of standard legal support of functioning of the market of real estate on a timely basis, and also poor quality of construction.
